Florian Residence: An exceptional premium urban living project continues with its second phase

October 10, 2025

Florian Residence, a residential development by Alto Real Estate in Bratislava’s Old Town, has entered its second phase. Building on the timeless architecture of the first phase, it will introduce cutting-edge technological innovations and landscaped green areas. The project will also contribute to the revitalization of the surrounding area by cultivating a long-neglected part close to the city centre that will benefit all residents. Apartment sales are scheduled to begin at the start of 2026. However, registration for the pre-sale is already open, giving prospective buyers the chance to choose from the widest selection of apartments before the official launch.
Between Školská and Fazuľová Streets, near the National Bank of Slovakia, a pair of eight-storey residential buildings will rise, creating 223 apartments. The development will also include retail space and an underground car park with almost 400 spaces.
Florian Residence will form a fully-fledged urban micro-neighbourhood, complete with a quiet pedestrian street, public green areas with tall trees, a playground, and private greenery in the form of front gardens. The result will be a harmonious blend of premium urban living, a quiet and safe green courtyard, and high-quality public space.
Behind the imaginative facades of the city buildings lie uncompromising technologies. Deep boreholes provide heating and cooling, while ceiling cooling systems deliver cost savings of up to 30%. Smart ventilation with heat recovery, green roofs, electric vehicle charging stations, and temperature regulation of the concrete core all contribute to the energy efficiency of the entire project. These features make Florian one of the most energy-efficient and cost-effective residential neighbourhoods on the market.
“This unique development project demonstrates that premium living does not have to be a compromise between location, comfort, and sustainability. It can be a perfect combination of all three. Florian Residence is the last opportunity to invest in housing in the immediate vicinity of the Old Town,” says Rastislav Valovič, CEO of Alto Real Estate.
The main benefit of the development is the revitalisation of a long-neglected area in close proximity to the centre of the Old Town. The project will have a positive impact on its surroundings through the restoration of two-way traffic on Školská Street, new traffic lights at the Slovanská – Imricha Karvaša junction, improved public parking, but, above all, thanks to Bratislava paving, which will help integrate the area with the city centre. With these measures, Alto Real Estate is demonstrating its ambition to bring value not only to its clients but also to the wider city.
The architectural design of Florian Residence is the work of award-winning Slovak studios GutGut and JRKVC, later joined by the renowned Dutch studio Benthem Crouwel Architects. The result is a balanced combination of natural premium materials, stucco reliefs, and modern aesthetics that seamlessly complement the historic character of the Old Town.
Construction is scheduled for completion in the fourth quarter of 2027. However, Florian Residence already proves that premium living does not have to be a compromise between location, comfort, and sustainability. It can be a perfect combination of all three.
