Alto Real Estate was established on the initiative of Jozef Oravkin. One of the founding partners of Penta Real Estate, Jozef left Penta in 2021 with a vision of establishing a new development company.

Bringing a wealth of experience, an experienced team of more than 30 dedicated professionals, and a portion of Penta's real estate portfolio with him, Alto Real Estate was thus launched – and a story of a new ambitious and progressive developer began.

SKY PARK Offices

An office building completed in 2020 as part of the first phase of the multifunctional SKY PARK project. The building was designed by the architectural studio Vietzke & Borstelmann Architekten in accordance with the principle of well-being. It holds the WELL pre-certification as well as the LEED Gold sustainability certificate. It joined the Alto Real Estate portfolio in 2022.

Kancelárske priestory v najvyššom štandarde poskytujú funkčné pracovné prostredie. Budova disponuje 31 000 m² kancelárskych priestorov, 1 300 m² retailového priestoru a v okolí sa rozprestiera zelený mestský park s rozlohou viac ako 35 000 m². Prístup do priestorov a podzemného parkovania pomocou digitálneho kľúča zaručil budove SKY PARK Offices status najmodernejšej budovy na Slovensku z hľadiska prístupovej technológie.

SKY PARK OFFICES

An office building completed in 2020 as part of the first phase of the multifunctional SKY PARK project. With office spaces of the highest standard and a wealth of other facilities, it provides a highly functional work environment. The building has 31,000 m2 of office space, 7,000 m2 of retail space, and a green city park with a total area of ​​more than 35,000 m2. SKY PARK Offices also holds the status of being the most modern building in Slovakia in terms of access technology, using digital keys to access the premises and underground parking.

Jurkovič Heating Plant

The functionalist building of Jurkovič Heating Plant is one of the last vestiges of the golden industrial era of Bratislava. The building was partially damaged by bombings in 1944. In 2008, it was recognised as a national cultural monument, enriching the city with its historical significance.

During the reconstruction of the Jurkovič Heating Plant, a number of original elements such as the coal hoppers, original window frames, fragments of steel structures, bricks, and a conveyor crane were preserved. Martin Paško and DF Creative Group is the main architect behind the conversion, PAMARCH is the design team behind the renovation of the building envelope, and Studio Perspektiv worked on the interior design and furnishing.

The building was completed in 2021, and became part of the Alto Real Estate portfolio in 2022. Today, the building houses unique, flexible office space, an art café with a gallery, and a cosmopolitan-cuisine restaurant.

Funkcionalistická budova Jurkovičovej teplárne je jednou z posledných spomienok na zlatú industriálnu éru Bratislavy. Budovu čiastočne zasiahlo bombardovanie v roku 1944. V roku 2008 získala štatút národnej kultúrnej pamiatky, čím sa stala pre mesto historicky významnou.

The Digital Park I building is the first certified LEED-EBOM (LEED for Existing Buildings: Operation and Maintenance) building in Bratislava, and the Digital Park II building was awarded the prestigious Dušan Jurkovič Prize in architecture.

The Digital Park I and Digital Park II buildings joined the Alto Real Estate portfolio in 2022. Today, they provide more than 74,000 m2 of the highest standard rentable office space. Some of our current tenants include companies like: ESET, Deloitte, OMV, Mondelez, Oracle, Allianz Technology, Veolia, Pixel Federation, KIA, and others.

City Business Center CBC 3 I 4 I 5 is the latest addition to our portfolio of administrative projects. It consists of a complex of three administrative buildings, which are part of the new and popular business zone Nivy.

Prominent companies will find their headquarters in the CBC 345 complex, but thanks to the flexibility of the space, it offers solutions for businesses of all sizes - from cozy 25-square-meter offices to large creative spaces spanning a thousand square meters. The winner of the 'Office of the Year' competition CAPEXUS SK, recently took advantage of this opportunity, as did Slovakia's largest hosting provider, the Websupport company.

The offices within this project are an excellent choice, especially due to their central location.

The 4th tower of SKY PARK is part of the multifunctional SKY PARK project, located in the former industrial zone of Bratislava. The first three residential towers brought a completely new perspective to the city centre and revolutionised housing standards. The iconic SKY PARK 4 residence will represent an exclusive and noble ending to Zaha Hadid's significant contribution to Bratislava.

Construction of the fourth residential tower began in the spring of 2021 and it should receive its occupancy certificate in spring / summer 2025. The project will offer more than 260 apartments, and as with the first three high-rise buildings of the SKY PARK project, the fourth tower will be a 31-story residential building of attractively designed shapes. This project elevates living in the city centre to a whole new level. Not only thanks to Zaha Hadid’s unique touch, but also the project’s integration within its surroundings. Offering a modern, urban recreation zone with a park and a number of functional public areas, it will allow every visit to be a unique experience.

Florian Residence brings to the Blumentál neighbourhood original apartments of a high standard and especially opportunities to spend time in the calm green streets of Bratislava's Old Town. The project is being built close to Imrich Karvaš Street and immediately adjacent to the quiet Školská and Slovanská Streets.

Construction of the first phase started in spring 2023 and it is scheduled for completion in summer/autumn 2025. The first phase will be an eight-storey building with 73 apartments for around 160 residents.

In the second phase, two eight-storey buildings with 240 apartments for approximately 600 residents will be built.

From an architectural point of view, Florian Residence follows the principles of traditional urban development in its structure, colour and the use of noble materials such as natural stone. The design by Dutch studio Benthem Crouwel creates the atmosphere of a quiet urban neighbourhood in a modern architectural and technical standard.
