Alto Real Estate joins the Chalupkova project as a joint venture partner and first tenant

Alto Real Estate will join Penta Real Estate’s Chalupkova project as a minority partner in a joint venture. At the same time, it will become the first tenant in the Chalupkova Offices building, which is the first phase of a planned development in downtown Bratislava. This step represents a new form of cooperation between two leading developers on the Slovak market and underscores Alto’s confidence in the project and in the location as one of the most promising parts of the capital.

Alto Real Estate will have a 49% stake in the project, while Penta Real Estate will retain managerial control over the management and construction. The aim of the merger is to combine Penta Real Estate’s long-standing experience in the implementation of large urban complexes with Alto’s investment capacity, which sees Chalupkova as a natural extension of its operations in downtown Bratislava.

Entering the Chalupkova project is therefore a logical step for us. The Chalupkova Offices project, designed by the renowned Jakub Cigler Architekti studio, will offer more than 33,000 m² of premium office space and 1,500 m² of retail space. Its architectural concept combines urban elements, high-quality public space, and modern technologies.

The building will be one of the most technologically advanced administrative projects in Slovakia. It is designed to obtain LEED Platinum certification and achieve carbon neutrality in operation according to the LEED Zero Carbon standard. The combination of renewable energy sources, heat pumps, and photovoltaic panels will enable the building to reduce its electricity consumption by more than 40% compared to LEED Gold-certified office buildings.

“Our goal is to provide tenants with a workspace that is not only architecturally high-quality, but also energy-efficient and healthy. Technological solutions and sustainable materials will enable the building to operate with minimal impact on the environment, which is in line with Penta Real Estate’s long-term vision,” adds Michal Hranai, Senior Business Development Manager at Penta Real Estate.

The advantages of Chalupkova Offices include intelligent ventilation systems with a constant supply of fresh air, acoustic solutions for quiet work in the city center, and green terraces with views of downtown. The project will include a community roof with BBQ facilities, bicycle storage with showers and service, and direct access to the planned inner courtyard park, which will create a new public space for residents and employees in the area.

The Chalupkova project is one of Penta Real Estate’s most significant current investments in Bratislava. A new urban district will gradually be created on the site of a former brownfield, combining housing, offices, services, and public spaces into a single functional whole.
